Pros:

I love that the staff listens to what you are looking for and then does not try to recreate the wheel if they don't have to. They try to make what they have work, to save your company money and work within your budget. They do not try to talk software talk to you either. They talk in layman's terms and make the integration straight forward and follow up to make sure that it all makes sense along the way.

Cons:

I have not found any shortcomings yet for our needs.

ZInspector for Rental Properties

We had a neighbor of one of our rental properties claim that our previous tenant broke a piece of their iron fence off. We were able to access the pictures and prove that the fence in question was intact before the timeframe of the claim. Zinspector has all these suggestions of pictures - "Front Entry, Walkway, Side Yard" etc. If it had not been for those strong suggestions, I doubt we would have remembered to take pictures of the side yard, where the iron fence was located.

Pros:

I like how easy it is to connect the Theta Z camera to the app, and you can bypass taking individual pictures by just taking one 3D picture. It's got a great labeling system - "D" for Damaged, etc. so you can quickly pinpoint in the report where the problem areas are in the rental property.

Cons:

There was a bit of a learning curve in using the mobile app.

Value and ease of use are key to our process

So far it has helped with out inspections and then the integration to rent manager has taken alot out of the process form move out inspections and mid lease inspections

The best part of this software is that it is user-friendly in that maintenance has the tools in their hand via iPad to checkmark their inspections with photos and other comments that are helpful to the property manager when reviewing the inspections.

Cons:

Sometimes, the buttons in the software are confusing. There seem to be too many options which causes confusion when searching for photos, etc.

The fact that you can use this very easily and incorporate into our inspections with minimal training.

Cons:

Pictures were not always clear, however, that could be the camera we used at the time. The 360 had decent graphics for the price.

This is one of the most awesome products I’ve used. Being able to take photos prior to new tenants moving in as well as when they move out so that there can be no discrepancies over repairs and damages has been a true lifesaver! If anyone claims some thing was broken when they moved in I am able to whip out the report and show them.

So far I have nothing but good things to say.
