Overall, I think breeze works well for our property. We are smaller and only 28 units so we just need Yardi for rent collection and keeping track of who is in each unit. Works for me!

I would like easier access with RentCafe connections and dashboard customization. Also, features for senfing communication to residents.

Best of the Best

Overall, Yardi Breeze is a good option for mid to large size property management companies. After using the platform for 5 years, I can easily say that it is the best option for property management software.

Pros:

Notably, Yardi Breeze is the most user friendly platform for property managers. It is easy to use, even without training. With training, it is by far the best option for property management.

Cons:

Unfortunately, the software is expensive and not ideal for small projects/managing only a few tenants. Additionally, it is hard to get phone support when needed (and chat support seems to have more of a wait these days as well). Furthermore, the RentCafe platform could be more end-user friendly for tenants by making the site easier to use and/or providing chat support for the tenant-users directly.

Worst Setup Ever

Terrible. The setup was slow and the person running it may have been knowledgeable but had terrible planning or strategy skills. They ended up terminating the project.

I signed up in Nov 25 and the setup was slow and painful. After 5 months of no go live, the set up was cancelled and the lead person was rude.

Ease of use for basic accounting software. We primarliy use Breeze for accounting and contact information managment. We would like to incorporate the portal more for better tenant interaction

Cons:

Lack of availability for personal help and training on the software. There is a steep learning curve, and with ongoing operations its difficult to set aside time for the Yardi University. There are times when one simply needs ot be able to get someone on the phone and get an issue solved, instead of having to jump through a dozen hoops and get pointed to a chat bot to assist.

One of the standout features is the reporting functionality. The software offers comprehensive, customizable reports that provide clear insights into financials, occupancy rates, and other critical metrics. These reports make it easy to make informed decisions and maintain transparency. Over the years, I have recommended Yardi PropertyWare to many other property owners and managers. Its combination of ease of use, robust functionality, and reliable reporting makes it an excellent choice for anyone seeking a professional property management solution.

Cons:

Adjusting from Voyager to Breeze presented some challenges, but the mobile capabilities and ease of use make the transition well worth it.

Yardi Breeze has been a game changer for us

Overall we are very pleased with our decision to go to Yardi Breeze. It has exceeded my expectations and I'm very excited to continue to grow with Yardi as we grow as a company.

Pros:

The fact that Breeze is an all in one solution combining our financials and building/tenant management. The user interface is clean and, once you are comfortable with it, quite straight forward. Using Yardi for rent collection, in our case, using pre authorized debit, is very beneficial and saves enormous time. The took itself is very cost effective for us and provides great value. Customer support is always a click away and, for the most part, this team is usually able to address issues.

Cons:

There are bugs in Yardi Breeze which cause us challenges that we can not seem to get addressed no matter how we raise them. The error reporting is also pretty awful at times, especially in relation to times where Yardi is unhappy with dates and the date validation fails. The custom reporting tool is just ok as is the forms creation tool. Finding the proper tokens is quite cumbersome at times.

Time in business and confidence in future viability was a huge part. Startups come and go and I could not risk our business to a company that may not exist. Also, Yardi Breeze was about the same cost as the other options while also including accounting functions so, in the end, it was an easy choice.

I like most that accessibility to the software is ease. The database is easy to use. Easy to teach new staff.

Cons:

We were not taught the software before we started using it and therefore had alot of mistakes in the beginning. When contacting tech with questions, it sometimes takes a few days to hear back.

Overall, I am quite pleased with Yardi Breeze Premier and know I will continue to learn everything it has to offer.

Pros:

Yardi Breeze Premier, from my accounting perspective, makes my job more streamlined, efficient and fast. I've been live on the platform since June 2025, so I have a lot more to learn. Running reports and scheduling reports is a great time saver. Posting rents and depositing rents is a straight forward process. The cost for the software is very affordable. If I have any support questions and the chat is unavailable, my question will be answered within 24 hours in most cases.

Cons:

My rating is 4 out of 5 stars because I feel there is room for improvement. For example, entering a payable or a journal entry requires a number of clicks before you get to the screen. With respect to reporting, the fields are limited. A specific example comes to mind when running a GL report. It allows you to select a range of GL accounts, but not specific accounts that are not in consecutive order.

It was a windows based, archaic and clunky. I could not drill down into a transaction to see the other side. Additionally, many reports could not be exported into excel. And the yearly cost kept increasing.

Not Good for Large Student Property

It has been difficult. We have spent many hours on the phone with residents who were having problems setting up their RentCafe' accounts. We have also been frustrated with the people they have on the support chat. Many times, we feel like we know more about the functionality of YardiBreeze than they do. When they take issues "offline" because they can't help us, it takes them days to get back to us, and most often, the problem is not resolved.

It might be good for a smaller property, but it has not worked well for our student property. We have learned a few workarounds for the limitations it presents.

Cons:

Customer service, RentCafe' issues. I don't believe it was meant for a 768-bed student housing community, but they did not tell us that when we were looking at the software.

Yardi Breeze is user friendly. Making rent receipts through it is easy and I like how you can view the tenant information really fast.

Cons:

I don't like that there's a usage limit on chat help, so I think it may be more helpful to eliminate that limit.

Our choice was ultimately between keeping MRI software or moving forward with Yardi. Yardi Breeze seemed like the easier choice because it's new and user friendly.
