About Greenhouse PM

Greenhouse Property Management is a cloud-based property management solution for residential and single-family property managers and landlords managing less than fifty rental units. The solution provides users a list of active leases, expenses and revenue by the unit. Unit profiles allow users to construct listings for available units, generate work orders, document income or expenses and sync documents and images by the unit.

Greenhouse Property Management is customizable to users’ specific needs, with the ability to customize vendor types, accounts, address types and unit types. Each user profile can be set up with appropriate permission levels at the back-end and can notify the user of lease expirations, listed unit inquiries and work orders they have been assigned. The solution automatically notifies the users when certain events take place such as when a new work order has been assigned or a lease is within 60 days of expiring.

Pricing is per unit per month. Support is provided over an email and phone.

Great application for property managers

I am fairly new to Greenhousepm, however, so far it appears to be a great system for the properties I manage. Adam has been excellent at addressing any concerns I have with the features and application. The interface is easy to use and offers great options for tenant portals, workorders and lease information.

Pros:

The platform is fairly simple with features I have been seeking, price is affordable without a lot of addons.

Cons:

Interfacing with Dwolla has been confusing for tenant and seems to take several days for the money to transfer to greenhouse. Would prefer a quicker direct method since tenants must be concerned about late fees etc.

greenhouse pm great for small business

It does not have all he functionality of the big property management software, but for a small business it is perfect. They also made some customized changes for my company and we appreciate their excellent customer service. For a small company starting out this software is perfect.

I was put in charge of 52 rental units over night when we had discovered some accounting issues with our prior manager. I reviewed several different pieces of software, and I chose Greenhouse because of the ease of setting up the properties and different locations, posting rents easily, and tracking expenses by unit and building. When I have had an issue either fixing a mistake I made or could not figure how to account for something, their response time in getting me an answer has been very quick. I have been using the software for nine months now, and they have made several upgrades to the software. It is very nice to be able to go and review old leases that have expired. It is also very easy to renew or extend leases, since we have many tenants who have been there for years.

Cons:

The only negative thing I would say is that the online documentation didn't provide a detailed process in getting started. But once you learn the system, it is extremely nice and easy to use.

- This program is super straight forward and easy to use. Setting up properties is easy and intuitive. Customer service is helpful especially when you are first learning the software.

Cons:

- There is nothing that I do not presently like about Greenhouse PM. It makes daily tasks simpler , this enables me to take on a larger work load.
