About Imfuna Rent

Imfuna Rent is end-to-end inventory and lettings inspection software for agencies, portfolio landlords and property management teams that need consistent, defensible reports across many properties. It replaces clipboards, spreadsheets and disconnected tools with a cloud-based workflow that starts on site and ends with clear, shareable reports and tenancy condition data.

Mobile data capture (iOS & Android, online/offline)
Inspectors use the Imfuna mobile app to start new inspections, re-inspect prior tenancies and add new sections on the fly. They capture unlimited photos with captions and mark-up, pano and 360° images, meter readings, keys, appliances, damages and follow-up actions. Common observations are recorded in a few taps using Rapid Text, Smart Notes and Standard Phrases, rather than typed from scratch. Inspections, rooms and items can be cloned to speed up repetitive data entry, and inspections can be completed fully offline and synced when a connection is available.

Drawings, sketches and 360° images for richer evidence

Users can download the PDF or invite specific stakeholders to collaborate on the inspection data online. Comments are date/time stamped and can be included in layouts designed for arbitration or dispute resolution. Digital report signoff and signatures remove the need for printing and scanning and make it easy to evidence tenant and landlord agreement. 24/7 transcription service For teams that rely on dictation, Imfuna Transcriptions turns field audio into typed notes, with a global team of professional transcribers operating 24/7/365. Most jobs are returned within 90 minutes (guaranteed within six hours) with accuracy rates above 99%, feeding clean text straight back into your report templates. Admin, scalability and user management Imfuna Rent supports single users, multi-branch agencies and large portfolios. Bookings let you assign inspections to in-house staff or external clerks. User hierarchy and roles mirror your organisation, allowing you to manage permissions. Dashboards and activity views give managers visibility into upcoming jobs, inspection status and throughput across the portfolio. Pros:

simplicity of use. It was easy to learn to use and the reports are very simple for the clients to understand. It has removed the "guess work" out of before and after rental periods.

Cons:

It would be great if we could get a consolidated summary page of the notes made under each section that would for part of the submission to the clients for actioning.

Pros:

The fact that it is very user friendly, our Clients like it as it looks very neat and breaks every aspect of the Inspection down into the necessary categories. It saves my Agents so much time doing an inspection and the voice dictions are very helpful with big properties where you can add so much details to the Inspections and once back at the office one can compete the Inspection in full detail.

Cons:

Nothing at all we are very happy with the App and the service we receive from Support is amazing and are on the ball when assistance is needed from Agents and Head Office.

Pros:

Imfuna is comprehensive without overcomplicating things with too many options. The recording feature is great and the reports are very proffesional. Side by side comparisons are a standout feature. It was recomended to me by many in the property business.

Cons:

The app crashes sometimes and can be very slow unless you turn off the live sync feature.

Pros:

It's quick and easy to use. The organization of photos and notes helps me a lot. I like how little time it takes to send a complete inspection to the agent and tenant. I like the set up of spaces and area that are going to be assessed- it's easy to add and include new spaces areas because the app has suggestions.

Cons:

It glitches and freezes. I would also like to find a way to add written notes quicker when posting a photo. It tKes long going from the recently captured photo to then add a note - yoh have to go back and forth. It would be nice if the caption button popped up as you have just taken a photo. It would be nice to be able to voice note on the app while there is no SIM card in the iPad - I can only voice note / transcribe when I am connected to a network.

It is easy to use, the customer service and support is amazing, the functionality of the app is great. No more walking around with a clipboard and camera. Geotagging, date and time stamping ensures that tenant and landlord are happy and no one can dispute the authenticity of photos taken. The comparison that is done between in-going and out-going inspections helps determine damages very quickly.

Keeps me organized , gives my landlords and tenants a great inspection report , don't have to add pics to a report and put it all together

Cons:

Can't edit on phone , so if I need to make changes I have to go on computer and that's the only thing that frustrates me - otherwise an awesome app

Easy to use Easy to navigate Comprehensive. For a rental agent continuesly on the go, it helps save time and at the same time very comprehensive. makes my life so much easier!

Cons:

I like everything about it. If anything it should allow you to use photos taken in your iphoto library that havent been taken through the app. i.e if I have a historical front pic of a house that would be nice to use as my cover photo it would help.

Good detail and functionality plus the option to import others pictures. I like the attention detail too.

Cons:

A little slow and clunky. It just takes too long to add the pictures and for the app to respond. This is awkward while a client is present and waiting
