Point2 Property Manager is a Web-based system for small and midsize properties, including residential apartment complexes, single-family homes, condominiums, short-term and vacation rentals, commercial and retail properties. It supports general ledger accounting, budget tracking and management, maintenance and automatic reminders.
This system can be accessed by tenants and owners, and facilitates secure online payments and collections. Other Web-based functionality includes tenant screening, website and advertisement creation and maintenance, resident portals and custom Web forms.
Point2 Property Manager allows users to create reports and sort them by location, owner, legal entity or other custom fields. Automated accounting capabilities include check-writing and processing and handling tenant debt collections.
Customized user access roles tailor the system’s functionality and interface according to the login. The system can export financial and other data to QuickBooks for more flexible data storage and backup. Finally, free technical support is provided online and over the phone.

Everything is so simple and easy to use. We passed a BRE audit with "exceeded expectations" per the BRE closing letter. The only issue was that the auditor had never seen our software and seemed unhappy about the fact. We decided to switch based on that fact alone and it was the biggest mistake we have ever made. We are considering going back to P2PM.
It does not have a feature to accommodate owner held security deposits.
Avoid AppFolio and their misleading sales promises.

This program was a problem from the beginning. I inherited Point 2 without any training or information from an owner who had not run the program completely themselves. Finally, after 9 months of frustration and headaches, I terminated my contract with this owner of over 30 properties because of the constant issues and always having to contact support any time you tried to do something new or different. The properties would be perfect one month, and out of balance the next, when nothing special went on. I wouldn't recommend it to any one who has not had some experience with property management software.

The program is simple to say the least. I called to see if I could do a Pre-Bill and the lady did not know what I was talking about. I am use to running a Pre-Bill to find errors in billing, then Auto Bill to control the mistakes of others.
If you have a problem, you always have to leave a message and they will call you back in 2 to 3 days, by that time, most can figure out the problem and fix it themselves. The Customer Service in non existant. I would not recommend this program.

Point2 Property Manager uses a third-party provider to process their online rent payments. They hold funds for an inordinate amount of time - It is a minimum of five business days and usually six. This means that if a resident schedules their rent payment on the 3rd, which is a Saturday and there is a banking holiday, you are not seeing the funds or knowing if the rent payment is good until the 12th or 13th of the month. It makes their online rent payment, which is linked to the other online services, useless. There are other better solutions out there.

I have a ninety-unit apartment complex in Texas, and am using P2P as the software to manage our tenants. Although functional, there are still a lot of bugs that need to be worked out on this program. For instance, I cannot pull reports that show me what my occupancy was six months ago.
The program sometimes has a mind of its own. It decides to not accept a credit or a consession with little or no warning. I am actively trying to find an alternative to this program. The accounting side of P2P is very weak and I have to use Quickbooks to supplement the accounting.

I am a broker that did the research and passed the recommendation on to a client that needed better data for managing and valuing their properties. I was not involved in the implementation of the product but can tell you the results are fantastic. The owner can now clearly see the areas for improvement focus on the properties and get a true sense of the property value.

I am so glad I switched to Point2 Property Manager Software. I had the same software for many years and it was time to get an updated program. I was pleasantly surprised at how easy it was to use. My apartment managers are able to use it as well, and they had no trouble getting used to it. The support team is always available and very helpful. The best feature for me is the maintenance tracking capability. It is awesome. Getting this software program was one of my better decisions!
