Genesis2 from Yardi is a property management and accounting software for small to midsize businesses. The cloud-based solution allows property managers to market, lease and manage many different property types from a single, mobile platform.

Genesis2 works for residential and commercial properties – including multifamily, affordable, condo, office, industrial, retail and self-storage buildings – as well as mixed portfolios. The solution includes automated prospect and tenant workflows, built-in reports, and real-time analytics. Users can run instant CAM reconciliations, calculate overheads and post charges using a single screen. Tenants and staff are able to create online work orders and route them to maintenance technicians.

The Yardi Genesis2 Suite includes additional tools for marketing, leasing, payment processing, insurance and resident screening in a platform that scales as companies grow. Built‐in functionality guides users through all property management, accounting, maintenance and customer service tasks.

Users have access to free online learning resources and monthly webinar training courses.

No, I wouldn't recommend this program for any company.

Pros

The program purports to provide the information necessary to manage a residential or commercial property. I don't see that this objective is accomplished.

Cons

Bad customer service - their representatives do not know the program. Nothing is apparent on how the program works. Documentation of how to use the program is non-existent. Again, VERY difficult to use.

The Automatic reporting is a helpful feature. The dashboard is nice, but very rudamentory and the none of the date due by fields work

Cons

not easy. Clunky dashboard. No automation. No app. Not Apple friendly. Unreliable. no picture. Less automatic then it should be.

This is a great software to manage HOA's. Has all the reports I need. It's easy to use and easy to learn.

Cons

The Help function needs more updating and details. If I can't figure out how to do something, the help button isn't that useful.

The price/month. I like controlling my information privately. We built our properties 20 years ago, and always want to maintain a database, even when retired.

Advice to Others

The software more than provides the needed functionality for our properties. However we constantly have issues with HUD receiving vouchers, recertifications, etc. As long as it works everything is fine but when HUD can't receive documents from us we have problems that take weeks to resolve.

Being able to have a historical conversion, but unfortunely the reports generated TY/ LY reports with 0 and they like most other issues have NEVER been fixed. The company doesn't even understand their own software.
The technical support doesn't understand the income and expenses and accounting practices of an apartment community.

Customer support....and is it the most clunky, non-user friendly software I've ever used.
We tried to use it for 2 1/2 months and couldn't get them to fix the bugs in their own system. all the software issues I was having I fixed most of them myself. We moved to Appfolio starting August 1st...night and day difference. I'm thrilled, more importantly my team is happy, and our tenants are impressed with the online portal.

Recommendations

We used Genesis 1 for years which is a very basic program, so we decided to move to the the Cloud version called Genesis 2. It was a HUGE mistake. The conversion was horrible, the customer support was even worse, you can't even get someone on the phone half the time, and they NEVER call back after you issue a trouble ticket.
this software has been out for THREE years and it has soooo many bugs, and doesn't offer any cool new upgrades. Such as texting tenants like AppFolio

Conversion was a complete nightmare. Software has glitches & conversion corrupted data. It has been 10 months since conversion; still cannot add modules because core software has too many problems. Not as flexible as Gen1. No accounting support. No local support. Very expensive.

Recommendations

Been a client of Yardi for 20+ years; unfortunately there was nothing they could do to fix issues or satisfy our frustrations after a year of trying to get software accurate and running without constant glitches. If you decide to go with Yardi; get ready to hire a consultant at your cost to get things done!

Intuitive, easy to navigate and allows for customization for open-ended funds. Vendor is always on the forefront of the changing regulations in the Alternative Investment Technology space.

Cost is too damn high. Although competitive pricing with other industry leaders, pricing is significantly higher than other smaller competitors but functions for Investor Manager are the same of other GLs.

Recommendations

My recommendation to others when evaluating this software is be able to utilize it for a close and open-ended fund structure with IR and FA functions, not just Property Managers.

I liked the dashboard once you logged in. It gives you a quick snapshot of the events going on for a selected property.

We are based in California and I did not like that the product specialist was located in the eastern time zone. If we had issues that arose after 12 o'clock our time, they were not answered until the next day. Work would stop until we got a response back from our product specialist.

Recommendations

Make sure you understand the availability of the product specialist. We were in the pacific time zone and the product specialist was in the eastern time zone, so you must have your request in to the product specialist by noon.
Make sure if you have multiple databases you are aware of what can occur if you merge those databases.

Easy to navigate, use and figure out. I have never dealt with the actual vendor as any problems I've had with Yardi have been handled in office.

The thing I like the least about Yardi Classic and Genesis is that I can't pull up multiple reports at a time. I have to keep going back to the menu bar to select.

Recommendations

My recommendations would be for the Yardi Classic/Genesis crew to fix the menu selection option. Such as being able to choose multiple reports rather than picking just one at a time.

The service with Yardi is phenomenal. Even with their unsupported or out-dated products they give full and helpful support and are generally great polite people to work with. Their product is great and easy to use, with reports in multiple formats without the need for conversions. This has helped our organization out with our Tax Credit Syndicators as some prefer PDF reports and others Excel. Thus making the ability to do this a great asset to the company.

The only thing I caution people on is making sure the databases are set up correctly. If you don't configure it right the first time it is sometimes harder to go back and change things (number of properties needed, etc.) then set it up right the first time. Not a major issue though, more like a minor annoyance.

Recommendations

Be aware of your needs and what your company wants for a program like this. If you are fully aware of your portfolio size or future portfolio size along with what reports you need or want to use, you can make an educated decision and pick the right package for you with this program. One of the nice things about Yardi is that they can mix and match different programs within their offerings to give you a custom tailored experience with their software.
